A Sampling of Our Recent Projects

Edgewater III

This was a great example of how contacts and relationships bring in off-book deals. We acquired these lots by purchasing a delinquent bank note; we foreclosed and entitled the land. Investors enjoyed a 1.5x equity multiple after 13 quarters.

Sunrise

We identified a high-potential 60 acre tract near Southeast Dallas' railway park, then bought the entitlements needed to resell to a large industrial firm. Investors saw a fast 1.77x return.

Kauffman

This 26 acre project is near completion. We split the land into four parcels, and already sold two of them for 33% more than we paid for all four. We'll distribute the gains from the remaining two parcels within a year. Stay tuned for the final details.

Kissimmee

This project is also in progress. We closed on the property in December 2021 and are already under contract for a summer close date. We anticipate investors will gain about 1.7x return on invested capital in under a year.

Edgewater IV

We restructured an unused plot of land into a high end RV park. In spite of a pandemic-induced one year delay, investors received a 2.2x equity multiple.

Edgewater II

This 169 acre parcel was originally planned as an RV park. Immediately on purchase we negotiated a letter of intent with a national homebuilder, rezoned, and investors saw a quick 1.47x return on investment within about 18 months.

Dripping Springs

This project is underway. We purchased 30 acres for industrial warehouse and mixed-use development in October 2021. The property is already under contract for a summer close date. We anticipate investors will achieve about 1.6x return on investment in under a year.
