Our team has quite literally done it all, from hotel to residential to commercial and industrial development. So why is it that we built OptIn Ventures around land deals? The answer is simple: great risk-adjusted returns for our investors.

When we build vertical projects that are typically quite successful. Consider, however, the moving parts: we start, of course, like every development project, with the land. Acquiring the right property, it at the right price, is always the foundation of a real estate investment. The next step is horizontal preparation, meaning the roads, utility runs, drainage, and other site preparation. Then the vertical build, where we depend on trades to be available in a timely and cost-effective manner, and on materials to be delivered and consistently priced. Finally, there's the marketing of the project.

You might notice the fundamental difference between our land deal strategy and the traditional vertical project approach: a meaningfully shortened time frame to profitable turnover, and a dramatic reduction in somewhat unpredictable and risky stages of vertical development.

We're not averse to doing vertical projects when they can provide outsized risk-adjusted returns for our investors. For our OptIn Ventures investors, however, we can deliver excellent returns over a shortened timeframe and with substantially less volatility.

We Put Investors First

Our financial model is simple and transparent: the profit on any project goes first to our investors; we receive our share of the profit only after our investors in that project are paid. We're also direct investors in every offering. Bottom line: we are highly motivated for your success, and perfectly aligned with your interests.
